While ERC as a company is not fifty years old, the individuals behind the system have installed, designed, and inspected wind vent technology since its invention. Their experience shapes the standards built into today’s ERC warranties.
ERC warranties protect building owners with clear coverage, strict installation requirements, and advanced rider options that address the most demanding conditions on commercial roof systems.
Standard Roofing System Warranty
ERC’s standard Roofing System Warranty covers the components installed as part of the ERC certified roof assembly. Eligible components include the thermal barrier, vapor or air barrier, insulation, coverboard, waterproofing membrane, and approved accessories. Coverage applies when a certified applicator installs the system according to ERC specifications.
This warranty includes:
• Coverage for leaks in the ERC Roofing System during the warranty term
• Options for Material Only, Full System, or NDL (No Dollar Limit) coverage
• Applicability only after all installation and material invoices are paid in full
• Requirements that any alterations or roof repairs are reviewed by ERC or an authorized installer
• A formal reporting process for leaks or warranty claims
The Standard Roofing System Warranty also defines limitations, owner responsibilities, and exclusions such as acts of God, structural movement, chemical exposure, and roof maintenance items.
ERC Wind Rider Warranty
For buildings in high wind zones, ERC offers a Wind Rider Warranty that extends wind protection far beyond typical commercial roofing warranties. This rider guarantees that the ERC roofing membrane will remain in place up to the specific warranted wind speed selected for the project.
Highlights include:
• Coverage for wind events at the warranted speed (up to 200 mph depending on project conditions)
• ERC repair or replacement of damaged ERC membrane or accessories caused by warranted wind speeds
• Optional post–74 mph storm inspection and maintenance service
• Leak detection using pressurization and soapy-water testing to locate membrane deficiencies
• Recommendations for other non-membrane waterproofing items the owner must maintain
The Wind Rider Warranty incorporates all terms and limitations from the primary ERC Roofing System Warranty while adding a defined wind performance guarantee.
ERC Roof Drying Rider
Wet Roof Substrate Warranty
This rider is unique in the commercial roofing industry. ERC warranties that wet roof substrates identified by infrared or nuclear scans will dry within the specified number of years once re-roofed with an ERC Wind Vented System.
If the wet insulation has not dried in the specified timeframe, ERC will:
• Remove and replace the wet material or
• Add new insulation at no cost to restore the original required R-value
This rider outlines the exact methods of substrate permeation, vapor release, and deck conditions to ensure proper drying. It also clarifies responsibilities for moisture surveys, building interior conditions, vapor control design, and scenarios requiring ERC prior approval.
The Roof Drying Rider is the industry’s only warranty-backed drying guarantee tied to a wind vented roofing system.
What ERC Warranties Do Not Cover
Consistent with standard commercial roofing industry practice, ERC warranties exclude:
• Damage caused by building structure failure, deck movement, masonry issues, or mechanical equipment
• Natural disasters without an attached Wind Rider
• Chemical exposure, petroleum, or incompatible contaminants
• Maintenance items like drains, sealants, pitch pockets, or rooftop equipment
• Work performed without ERC knowledge or outside authorized installers
• Any products not purchased directly through ERC

Maintaining Warranty Compliance
To keep any ERC warranty in force, owners must:
• Use ERC or an authorized installer for any repair work
• Provide written notice of leaks within thirty days
• Maintain drainage components and all non-ERC waterproofing items
• Allow ERC unrestricted roof access during business hours
• Keep records of yearly roof maintenance and inspections
